Rates:

• All rates are listed in US dollars and include normal cleaning fees, but exclude 8% RI short term rental tax.

• Booking directly through this site avoids VRBO Service & Payment Fees and I provide multiple payment options to avoid credit card processing fees.  

• Security deposits are not included in rates and are refundable within 20 days of departure, provided the home is returned without damages.

• Until reservations are confirmed, all rates are subject to change.

• Summer is our busiest season and often key weeks are booked by January or February.

• Key weeks include: Memorial Day, July 4th, Newport Jazz Festival, Newport Folk Festival, and Labor Day.

• Please check the availability calendar, to see if your dates are available. 

• For the months of July and August, all rentals are weekly – Saturday PM to Saturday AM.

• Rentals outside of July and August are a 3 night minimum, at the discretion of JamestownRIRental.

 

Pets:

• All of our homes are pet friendly, to well behaved dogs & cats, at the discretion of JamestownRIRental.

• Maximum of 2 pets per home, under 50lbs. each, minimum 1 year old.

• There is a non-refundable $150/pet/week charge for pets.

 

Payments:

• Payment may be made by personal check, Venmo, Zelle, or credit cards.  (A 4% processing fee is added on all credit card transactions.)

• 50% of the rental payment is due with the signed lease, to secure your dates in the calendar.

• The balance and the security deposit is due 30 days prior to arrival date.

 

Returning Guest Program:

Welcome to our home!  For those of you that haven’t been here before, we do mean “home”. We love the fact we have so many return guests, who feel that our homes in Jamestown are the perfect “home away from home”. For this reason, and to show our appreciation, all returning guests who book directly through this website will receive a 10% discount off the current rental rates, for their next stay.

 

Cancellation Policy:

In the event of a cancellation by a guest 60 days or more prior to arrival date, the guest will be refunded 100% of the amount paid to date.  If the guest cancels the reservation less than 60 days prior to arrival date, no refund will be issued.  If any rental payment is 15 days or more past due, we reserve the right to cancel the rental agreement.  Early departure does not warrant any refund of rent or deposit.
